April 2023 – No Crash Coming!

Goal: The goal of the ‘No Crash Coming’ campaign is to identify the clients that are trying to ‘time the market’ to get the best possible deal. There are a lot of people that still think the housing market is going to crash and the data isn’t supporting that. However, we are in a unique time where some people are still on the sidelines which creates opportunity.
Execution: In order to make this email impactful, we are looking for 2 data points to illustrate this opportunity. First, we’re going to look at the rising market confidence from Freddie Mac which you can show here: https://www.freddiemac.com/research/consumer-research/20230323-housing-sentiment-first-quarter-2023
Case Study: Next, we’re looking for a real-world case study to show how the market is accelerating. The real case study I used in the script is from a listing in the Portland Market. I changed the verbiage to say “locally”. Here is an excerpt from that case study.
“In the last week of March, a home hit the market locally at $539,000. Within 4 days there were 3 offers received all over asking and one $17k over asking. On the same street, there was a home that was listed in February and sold $3k over asking in 5 days. These are real-world examples that illustrate how the market is accelerating not decelerating.”
Leverage: There continues to be the idea out there that the market is going to crash and suddenly homes are going to get drastically cheaper. While velocity and overall transactions continue to be slower than a year ago, the data is not showing any hint of a crash. Sentiment is actually rising in the market, homes are still continuing to move, and homes are again selling for over asking. This message has not reached all clients, however, so it could be a good time to beat the rush.
